Outlined below are the six basic steps to building your home. From the initial design through to the maintenance of your completed home, you can rest assured that your needs are our primary focus.
1. Design
Kerdic Homes are happy to provide ideas on house designs, style and orientation and can arrange for one of the team to meet you on your block. We have a range of standard plans to choose from or if required we can arrange a consultation with an independent architect (a competitive cost will apply).
2. Preliminary Estimate
Once a concept design has been confirmed, or a standard plan has been chosen, we can provide an indicative figure. Upon your approval, an initial deposit of $3,000 is paid. We can then commence drawings (floor plans, elevations, site plan and electrical) and undertake a soil test, contour survey and energy efficiency report on your block. This information will then enable us to provide you with a preliminary tender. The $3,000 deposit forms part of the total deposit, which is 5% of the contract price. At this point it is important to start planning for your specific requirements, i.e. electrical requirements, light points, power points, sensor lights, ceiling fans or air-conditioning. Also, any additional cabinetry requirements to the kitchen and bathrooms and check refrigerator and microwave sizes. Check any special furniture positioning requirements. The more details obtained now ensures a smooth flow during the course of construction. (Note: all variations after contract signing will incur a $150 administration fee).
3. Tender Document
When all of the above is completed, a preliminary tender is presented by your consultant. This normally takes around 15 working days. On your acceptance of the tender, and if you have any additional requests, a final fixed price tender will be prepared (depending on your additional requirements this can take between 5 to 10 days). If all documents are to your satisfaction, a specification is then prepared, working drawings and contract for signing. When the contract is signed the balance of the deposit will be required.
4. Colour Selection
We will organise for you to meet one of our colour consultants. This will occur prior to contract preparation. A time of two and a half hours is allowed for your consultation. To assist you, a copy of a colour selection is provided before meeting with the colour consultant. Your tiles are selected from the range of tiles from Metro Tiles located at 58 Spine Street in Sumner Park (frieze and feature tiles are an additional cost).
If there is any variation to price because of the selections made, the appropriate pricing can go into the contract price. In our colour selection room all standard items are marked. Most items in the specification are on display or we have brochures available. Our colour consultant will assist you through the process.
5. Construction
Construction will commence around four weeks after receiving notice of the following applicable items:
• Council Approval
• Convenant Approval
• Finance Approval
• Settlement of Land
• Complete Colour Selection
The time will depend on the type of house being constructed, however, an average of 14 to 18 weeks for slab on ground lowsets and 20 to 24 weeks for slab on ground double storey homes - weather permitting and depending on the design of the home. This is for information only and is an indicative time-frame only. (Note: contract completion dates, however, are strictly according to HIA Contract).
6. Handover
We will arrange a convenient time for the handover to you of your new home. When satisfied, arrangements will be made to present you with your personal keys – after all monies received.
Maintenance
There is a six month maintenance period. If there are any concerns, call us immediately. There is also underwritten by the BSA a 6.5 year structural guarantee.
Access to Site
Due to Workplace Health and Safety regulations, access to the site must always be arranged through your site manager.
Note: Before construction can commence, all trees within the house pad area are to be removed. Any retaining walls are to be completed after the site works.
