what & where we build

Over the years Kerdic has mainly built custom designed homes, in recognition of varying client needs, budgets and site conditions. We appreciate the value of good design and the input of architects and home designers who produced many of the home designs we have constructed. This is largely reflected by the many awards received during Kerdic’s 20 years in the industry.

While we still intend to build custom designed homes, it will be kept to numbers that we can effectively manage. Generally, Kerdic is quite flexible in terms of the homes it builds. For example, we build:

  • On level or sloping blocks
  • Traditional or contemporary designs
  • Our plan or a design produced by an architect or one that we collaboratively develop

Generally, Kerdic build in Brisbane's western suburbs through the western corridor to the Ipswich region, however will seriously consider projects outside that area.

Steel Frames & Trusses

Kerdic now provides the option of steel frames and trusses in its new homes, which has many advantages over timber and is particularly beneficial when building on sloping sites or highly reactive soils. Its main benefits include:

  • Strength, stability and durability; well suited for cyclonic conditions.
  • Allows greater design flexibility offording wider spans for open living areas without expensive beams and bulkheads or load bearing walls.
  • Termite resistant; savings on inspections and treatments particularly if elevated; no need for repeated use of toxic chemical treatments.
  • Doesn’t shrink, warp, crack, split or swell; improved finishes due to straightness and accuracy of walls and ceilings and absence of nail holes.
  • Non-combustible and fire resistant; will not contribute to a fire.
  • More environmentally friendly: 100% recyclable (in fact 60% of all steel used in Australia has been produced from recycled scrap); minimal waste on sites saving landfill space; natural resources such as trees are preserved.
  • Steel is non-organic, cannot rot or support unhealthy infestations of mould and fungus growth.
  • Lower costs when building on highly reactive soils; lighter and fewer foundations problems due to soil movement.
  • If built on posts, there is no or minimal site disturbance to natural ground so water flow is not affected and avoids retaining walls; provides under-floor space for storage, recreational use or future development.

We can offer these benefits for little more than the cost of a timber frame and truss home. How? Because we are the manufacturers and have cut out the middleman.
